Home Information Packs

Since 2007 it has been a requirement that before a Property can be marketed for sale a Home Information Pack has been ordered.

There are six compulsory elements to a HIP:

• An Index
• A Sale Statement
• Title documents
• Local Authority and Water Authority Searches
• An Energy Performance Certificate
• Leasehold/Commonhold Information (where appropriate)

All the HIPs required for our clients are prepared by Barrett & Thomson Solicitors, who work with two national HIP providers to produce packs, both using an on-line system, to enable us to provide you with a reliable, efficient HIP solution. As your HIP will be prepared by Barrett & Thomson Solicitors (who are regulated by the Solicitors Regulation Authority) you will be assured of a quality service by a respected firm of Solicitors. Their regulation ensures the quality of service and the highest possible level of protection for you. In addition as the content of a HIP largely consists of legal documents, who could be better placed than a Solicitor to prepare and interpret it.

Once Barrett & Thomson Solicitors have prepared the HIP for you a hard copy will be provided to us together with a link for an electronic copy, which can be given to potential buyers. We can also arrange for you to receive a copy of the HIP if you so wish.
